He adds that three-bedroom designs were equally popular, with 18 sold at $2.3 million to $2.7 million, while four- and five-bed layouts ranged from $3 million to $3.8 million.



Gafoor points out that the sub-$3 million price bracket was a sweet spot. With certain 99-year Outside Central Region launches crossing $2,500 psf, buyers found Bagnall Haus’s average of $2,490 psf particularly compelling.

In addition, two ground-floor commercial spaces of 172 sq ft each fetched $688,000 each, translating to $4,000 psf.



According to ERA Singapore CEO Marcus Chu, the bulk of buyers plan to occupy their homes. Some are moving from larger landed houses into smaller, newer spaces, while others are simply upgrading from nearby neighborhoods.
